The 10-Square-Foot Rule
The EPA and IICRC both recommend professional intervention for water damage affecting more than 10 square feet (roughly a 3x3 foot area). Anything larger almost certainly involves building materials that require professional drying equipment to dry completely.

- Water has been standing for more than 24 hours
- Water reached electrical outlets, wiring, or appliances
- Ceiling is sagging or floors are buckling
- You can smell musty odors (mold may already be present)
- You’re planning to file an insurance claim
Hidden Moisture: The DIY Blind Spot
Water migrates through wall cavities, under flooring, into insulation, and through concrete. Surfaces that look and feel dry can have moisture content well above the 15% threshold that allows mold growth. Only professional moisture meters and thermal imaging can verify complete drying.
