- Water extraction using truck-mounted and portable equipment
- Emergency board-up or tarping if structural openings exist
- Setup of industrial drying equipment
Phase 2: Structural Drying
- Industrial dehumidifiers running continuously (typically 3–5 days)
- Air movers positioned to maximize evaporation from building materials
- Daily moisture readings to track drying progress
- Thermal imaging to identify hidden moisture pockets
Phase 3: Sanitization
- Removal of unsalvageable materials (saturated drywall, carpet, insulation)
- Deep cleaning of all affected surfaces
- Antimicrobial treatment of all affected areas
- Odor elimination using professional deodorization equipment
Phase 4: Reconstruction
- Drywall installation and finishing
- Flooring installation (carpet, hardwood, tile, LVP)
- Painting and trim work
- Final inspection and walkthrough
- Insurance documentation and closeout
